Curious how do to db migrations with this and keep the golang and db code in sync ?

Was thinking about using this with Bob , which is a db first generator .

Another aspect is real time hooks . It could be quite powerful as go rid jas hooks also and huna has SSE , allowing push updates to the clients when db changes occur

I recommend you to use special tools for database migrations, avoid ORM's and their schema management capabilities, you can use Atlas or Liquibase or Golang Migrate, to keep your database schema as code and version control them
